Student Leasing Process
Step #1: Confirm Details & Preferences
Units in our inventory are leasing fast, and it will be helpful to have the following information ready and available;
Who you will be living with
Your top priorities for your next rental
Written landlord reference letter
Proof of income and/or employment letter (if applicable)
Proof of post-secondary enrolment (if applicable)
Having this information readily available will not only help our team find the perfect rental for you but will also help you secure a property quickly.
Step #2: Find Properties of Interest + Inquire with a Leasing Agent
Check out our website for our current availability! New properties are added regularly, so be sure to check back if you don’t see anything right away that fits your requirements.
When you find the perfect property, use the ‘Contact a Leasing Agent’ button on the website listing to connect with one of our agents who will guide you through the next steps!
Step #3: Video Tour + Application
A leasing agent will provide you with a video tour of the unit you are interested in. All other information about the unit is available on our website listing.
If the property appears to be a good fit, our Leasing Agent will provide you with a link to apply for the property online. Note if you will be living with co-tenants, you can invite them to apply through your own application form! Invites only need to be sent by the first tenant to apply.
Note: If you are interested in multiple properties, please only submit one application per person. You do not need to apply for each property separately.
Step #4: In-Person Showing (Approved Applicants Only)
If your application has been approved by the leasing agent, they will reach out to you to book a time to show you the property in person. We will always do our best to book this at the earliest possible opportunity for you.
Step #5: Sign the Lease!
If you are ready to sign a lease agreement for your preferred unit, confirm with the leasing agent and we will create and send the agreement to you (and any co-tenants) to sign completely online!
Note: We require last month’s rent deposit to be paid at the time of signing in one payment, by e-transfer. Details for transfer will be provided to you at the time of lease signing.
